Local land charges search
A Local Authority Search is usually requested by a solicitor on behalf of purchasers of land or property, and forms part of the conveyancing process. Non Domestic Rates
Non domestic rates - often referred to as business rates - are charged on most non-domestic properties (including commercial ones) such as shops, offices, pubs, warehouses and factories. If you use a building or part of a building for non-domestic purposes, you will probably have to pay business rates.
Council tax helps to pay for the cost of local services such as bin collections and recycling services, environmental health and planning. If you’re 18 or over and own or rent a home, you’ll usually have to pay council tax

Lawful development certificate
You can obtain formal confirmation that your proposed works are a permitted development by applying for a Lawful Development Certificate. This is not the same as planning permission but provides proof that your household building work is lawful, This type of application costs £86.
